The three-quote problem. Ask three Kenyan developers for a quote against the same brief and you will get KES 25,000, KES 90,000 and KES 400,000. None of them is lying. They are quoting three different products. Before comparing numbers, establish which band each quote is in and what is written into the scope.

What actually moves the price

  1. Number of unique templates, not number of pages. A 40-page site built from six templates costs less than a 10-page site where every page is bespoke. When you brief an agency, describe layouts, not page counts.

  2. Whether your content exists. If you are supplying copy, this decides your timeline. If you are not, add from KES 8,000 per page for professional copywriting, the most common reason Kenyan web projects run late.

  3. Photography. Stock images signal “template site” to your customers faster than anything else on the page. A half-day commercial shoot in Nairobi runs from KES 25,000 depending on the photographer and usage rights.

  4. Integrations. Booking systems, CRM connections, payment acceptance, member areas. Each is a project with its own testing surface, not a feature toggle.

  5. Performance requirements. Building to a performance budget costs more upfront than building without one. It is also the difference between a site that ranks and one that does not.

VAT. Agencies with turnover above the VAT registration threshold charge 16% on top. A KES 45,000 quote from a VAT-registered agency invoices at KES 52,200. Always ask whether a quote is VAT-inclusive before comparing it to one that is not. We quote exclusive of VAT and say so.

How to read a quote

Insist on these five things in writing before you sign anything:

  1. An itemised feature list. A single number with no scope is not a quote, it is a number.

  2. A change-order rate. What does adding a page cost? Adding an integration? Agree this before scope creep happens, not during.

  3. Who owns what. Domain, hosting account, source code, design files. Get it in writing.

  4. What happens at handover. Documentation, admin training, credential transfer.

  5. Whether VAT is included.

Red flags: a quote delivered without discovery questions, a price that drops sharply when you hesitate, refusal to name the platform being used, and any agency that cannot show you a live site you can run through PageSpeed Insights yourself.

Why do quotes vary so much?

Because “website” describes four different products at four price bands. A template build and a custom engineered site are not competing offers. Identify the band before comparing prices.

What is the cheapest professional option?

Our Starter brochure website at KES 35,000. Below roughly KES 25,000 you are buying a customised template, which is legitimate for a micro-business but will not compete on performance or differentiation.

Do I pay monthly after launch?

Domain and hosting are annual. Maintenance is optional but recommended, from KES 8,000 per month. There is no mandatory monthly fee on a site we build; you own it.

How long does it take?

Two to five weeks depending on package. Content readiness is the usual determinant, not development capacity.

Do you use WordPress?

We build on clean code or block-based themes depending on the project. We do not use page builders, Elementor, Divi and WPBakery cannot meet the performance budgets we hold ourselves to.

Can I supply my own content?

Yes, and it will save you money. It will also determine your timeline. Content that arrives late is the single largest cause of delayed launches in Kenyan web projects.
